A new system, a replacement, or a failed drainfield: you need an installer, and the job starts with paperwork, not a digger. In Queensland that means a plumbing compliance permit for an on-site sewage facility from your council's plumbing services team. A good installer manages that process for you. What to check before you hire in Queensland
Septic and AWTS work in Queensland sits under the Plumbing and Drainage Act 2018, and the people doing it must be licensed by the Queensland Building and Construction Commission (QBCC). For a new system or a replacement drainfield, your installer needs a QBCC plumber or drainer licence - and the job itself needs council approval first, which is covered in our Queensland approvals guide.
Servicing is licensed separately. Anyone maintaining an on-site sewage facility - including the quarterly service your AWTS needs - must hold a QBCC drainer licence covering on-site sewage, or the occupational restricted drainer (on-site sewage facility) licence, a class QBCC issues specifically for treatment-plant maintenance. Before you sign a service contract, look the business up on QBCC's free online licence register and confirm the class covers on-site sewage work - a general plumbing licence alone isn't the full story.

Servicing obligations in Queensland

What a good quote includes, and what to ask
A quote you can compare is itemised. For an install, that means the tank or unit and its model, the land application area and its size, excavation, plumbing to the house, the electrical connection for an AWTS, who lodges the approval and whether their fees are included, and what happens if council asks for changes. For servicing, it means what each visit covers, whether chlorine is included, and who lodges the report. For a pump-out, it means the tank size assumed, disposal, and travel.

Do I need a treatment plant approval for a plain septic tank?
No. Queensland's guidance states a septic-only (primary treatment) system doesn't require a treatment plant approval - but the tank must still meet the standard (AS/NZS 1546) and the installation still needs your council's permit.
Can my builder lodge the application for me?
Yes - most plumbers, builders and system suppliers lodge the Form 1 as part of the job. Just confirm whose name goes on the permit and get copies of the final certificates when it's done.
Is a servicing contract compulsory in Queensland?
