Is my septic system failing? The five warning signs

A septic system rarely fails overnight. It sends warnings — smells, damp patches, gurgling drains — often months before effluent surfaces in the yard. This guide walks through the five signs in order of urgency, what each one usually means, and what to do about it. Take a breath: most of these symptoms have a cheap explanation, and even the expensive ones are fixable.

1. Smells inside or outside

An occasional whiff near the tank after heavy use is normal. A persistent rotten-egg smell — indoors, near drains, or hanging over the yard — usually means the tank is overdue for a pump-out or a vent is blocked. 2. Slow drains and gurgling

If every drain in the house is slow — not just one basin — the blockage is downstream of the house, in the tank or the land application area. Gurgling toilets after the washing machine empties are the classic early sign: air is being pulled back through the water traps because the pipe can't breathe. 3. Wet ground over the trenches

Spongy or boggy ground over the absorption trenches, especially in dry weather, means the trenches are no longer accepting effluent. This is the most expensive sign on this list: trenches that have biologically clogged usually need replacing, not resting. Trenches last roughly 15–30 years with good maintenance, but soil compaction from vehicles, tree roots, stormwater running onto the area and skipped pump-outs can end them much earlier.

Effluent on the surface?

4. Unusually green grass

A stripe of lush, dark-green grass over the trenches means effluent is sitting close to the surface — the lawn is being fertilised from below. On its own it's a watch-and-monitor sign, especially in summer when the rest of the yard is brown. Combined with smell, dampness or slow drains it means the trenches are struggling, and it's worth booking an inspection (typically $200–$400) before the wet season loads them up further.

5. Sewage backing up

Sewage in the shower recess or floor waste is the end stage — the system can't accept anything. Stop using water and get a pump-out the same day; that buys time to diagnose whether the fault is the tank, the pipe, or the trenches. If backups recur within weeks of a pump-out, the land application area has failed and you're into repair-or-replace territory.

Check your council

If a repair means altering the system — new trenches, a different tank — most councils require a fresh approval before work starts. In NSW that's a Section 68 approval; in Victoria it's a council permit to alter, and the EPA requires you to notify council when a system shows signs of failure. See the rules in your state.

What to do next

Start with the cheapest diagnosis: when was the tank last pumped out? If it's been more than five years — or you don't know — book a pump-out and ask the operator to report on the tank's condition while it's open: sludge depth, baffle condition, water level, and whether the outlet filter (if fitted) is clogged. That single visit rules the tank in or out for a few hundred dollars.

If the tank checks out, the problem is the land application area, and you'll want a repair-or-replace assessment from a licensed contractor or wastewater designer. Get more than one opinion before agreeing to new trenches; quotes for the same job vary widely. And once it's fixed, a boring pump-out schedule is the cheapest insurance you can buy — regular servicing is the single biggest factor in how long trenches last.

Common questions

Can I fix a failing septic system myself?

You can manage water use and book the pump-out, but any physical work on the system — tank, pipes, trenches — must be done by a licensed contractor, and structural changes need council approval in every state.

Will additives or "septic treatments" fix it?

No independent Australian testing shows additives reviving a failed system. A healthy system doesn't need them; a failed one needs physical work. Spend the money on a pump-out and an inspection instead.

How long do absorption trenches last?

Industry guidance ranges from 10–15 years for poorly maintained trenches to 25–30 for well-kept ones, depending on soil, tank maintenance and water load. Regular pump-outs are the single biggest factor in reaching the long end of that range.

How much will fixing a failing system cost?
